The MPOA is a voluntary association, not a mandatory homeowners association governing every Moorings property. Purchasing a home or condo in The Moorings does not, by itself, mean the owner can immediately begin using the Beach Park. Eligible owners must join the MPOA, complete the membership process and obtain the appropriate vehicle credentials.

For 2026, the MPOA lists a $1,000 one-time fee for new members and $200 in annual dues. Membership terms and costs can change, so buyers should confirm the current requirements before purchasing a property based on anticipated Beach Park privileges. This distinction is important: The Moorings address creates eligibility, but active MPOA membership provides access to the private Beach Park.

Moorings Bay and Doctors Pass Boating

Moorings Bay adds a genuine boating component to the neighborhood. Select homes and condominiums along Moorings Bay, Outer Doctors Bay and connected waterways may offer private docks, boat lifts or access to community dockage.

Doctors Pass is the only inlet connecting Moorings Bay with the Gulf of Mexico. The Moorings Bay Special Taxing District was established to support water quality, navigability and maintenance dredging within the connected canal system and Doctors Pass.

The clubhouse underwent a major renovation and reopened in 2025. The approximately 15,253-square-foot renovated clubhouse includes an indoor-outdoor bar, covered dining terrace, refreshed Anchor Bar and Grille Room, lobby lounge and outdoor firepit seating. The club is also planning a golf-course renovation for 2027.

Buying property in The Moorings does not automatically include membership in Moorings Golf & Country Club. The club states that a person does not have to reside in the neighborhood to apply for membership, confirming that club membership and property ownership are separate decisions. Buyers interested in golf should verify current membership availability, initiation requirements, dues and privileges directly with the club.
