Are The Ritz-Carlton Residences, Estero Bay Complete?

The development consists of two 22-story residential towers totaling 224 residences.

The 112-residence South Tower was completed and officially delivered on April 1, 2026. Owners have begun taking possession, and the tower, amenities and Ritz-Carlton residential operations are now active.

The neighboring North Tower will contain another 112 residences and is currently under construction, with delivery planned for 2027. The North Tower is also bringing additional amenities, including a screening room and sports simulator lounge. Residents will be able to access amenities across both towers.

This means buyers currently have two very different opportunities to consider: residences within the completed South Tower and residences in the North Tower that remain under construction.

The Residences

The residences were designed around the Estero Bay setting, with private elevator entry, expansive terraces, large areas of glass and open living spaces oriented toward the water and sunsets. Current residences range from approximately 2,628 to 3,885 square feet, with two-, three- and four-bedroom-plus-den configurations. Terraces can extend to approximately 2,200 square feet, while a limited collection of larger penthouse residences provides considerably more interior and outdoor space. Interiors incorporate premium Sub-Zero and Wolf appliances, European-inspired cabinetry and spa-style primary suites.

For buyers, however, floor plan alone should never drive the decision. Tower, floor level, orientation, view corridor, terrace configuration, parking and storage can all meaningfully affect both the ownership experience and future resale positioning. A residence with an expansive western Estero Bay exposure may compete very differently from another residence with similar square footage on a different floor or position within the tower.

Estero Bay Waterfront Living

The setting is one of the most important parts of the real estate story. The residences overlook Estero Bay, Florida’s first aquatic preserve, with mangrove islands and coastal waterways forming much of the western view. These are waterfront residences, but they are not Gulf-front beach condos. Estero Bay and the surrounding barrier islands lie between the residences and the open Gulf. Indoor spaces include the Sunset Lounge, Wine & Whiskey Lounge, Sports & News Café, private dining room, exhibition and catering kitchens, card room and library, private offices, screening room and sports simulator lounge. The wellness facilities include a fitness center, yoga and Pilates studios, steam room and sauna, spa treatment rooms and salon services. Pet amenities include a dog park, grooming room and washing station.

Ritz-Carlton Residential Services

The branded-service component separates these residences from many conventional luxury condominiums. A dedicated residential concierge and lifestyle team can assist with services such as dining reservations, spa appointments, transportation arrangements, package handling, grocery assistance and other day-to-day needs. Pool attendants, valet service and a complimentary continental breakfast at the Sports & News Café are also among the residential offerings. Additional services may be available on an à la carte basis. For seasonal residents in particular, that service infrastructure can become an important part of the ownership decision.

The residences are developed by LB Estero Bay Investments, LLC, which uses The Ritz-Carlton marks under license; the project is not owned or developed by The Ritz-Carlton Hotel Company itself.

Saltleaf Marina

Boating is now another major part of the Saltleaf lifestyle. The 72-slip Saltleaf Marina opened in June 2026 on Estero Bay, restoring waterfront access at the historic Weeks Fish Camp site. Saltleaf describes annual boat-slip leasing along with community boating experiences, kayaks, paddleboards, charters and excursions throughout Estero Bay and surrounding Southwest Florida waters.

Buyers should not assume that purchasing a Ritz-Carlton residence automatically includes a marina slip. Slip availability, lease arrangements and suitability for a particular vessel should be investigated separately. That distinction is especially important for buyers considering the development specifically for boating.

Acqua Bistecca at Saltleaf Marina

The Saltleaf waterfront now also includes Acqua Bistecca, a Michael Mina restaurant located directly at the marina. The restaurant opened in January 2026 and combines Italian-inspired cuisine, local seafood, wood-fired steaks and waterfront dining overlooking Estero Bay and the marina. Having a substantial destination restaurant within walking distance of the residential towers helps create a larger neighborhood experience rather than leaving the residences as two isolated high-rises.

Saltleaf Golf Preserve

Golf is immediately nearby at Saltleaf Golf Preserve, although it is important to understand that this is not a mandatory private country club attached to residence ownership. The Troon-managed golf destination is open for daily-fee play and includes The Preserve, an 18-hole, par-72 championship course designed by Raymond Floyd, measuring up to 7,075 yards. The property also includes The Leaf, a nine-hole par-3 short course designed for a quicker and more relaxed golf experience. Both courses are already open.

This gives residents convenient access to golf without requiring the traditional bundled private-golf membership found in many Southwest Florida communities.

Saltleaf on Estero Bay

The Ritz-Carlton towers are the residential centerpiece of the broader Saltleaf on Estero Bay community. Saltleaf brings together the residences, marina, Acqua Bistecca, Saltleaf Golf Preserve, trails and protected natural areas along the Estero Bay waterfront.
