Pelican Bay Real Estate
Pelican Bay is not one uniform residential association. It is a large master-planned community containing dozens of individual neighborhoods and condominium associations, each with its own architecture, amenities, fees, maintenance responsibilities and rental policies.

Villa communities include Bay Villas, Interlachen, Isle Verde, Oak Lake Sanctuary, San Marino and St. Andrews. These are examples rather than a complete list of Pelican Bay’s many residential associations.
An important distinction for buyers is that most Pelican Bay high-rises are set back from the Gulf behind the Clam Bay estuary and mangrove preserve. Many residences provide expansive Gulf and sunset views, but they should not automatically be described as direct Gulf-front or beachfront buildings. Pelican Bay’s original design intentionally placed high-rises behind the coastal environment and created berms and boardwalks to provide beach access while protecting the mangroves.
Private Beaches and Coastal Access
Pelican Bay provides property owners and their guests with access to nearly three miles of white-sand beach along the community’s western boundary. Beach attendants assist with loungers, umbrellas and cabanas, while showers, restrooms, accessible ramps and beach wheelchairs are available at the beach facilities. North Beach and South Beach are reached by walking paths, boardwalks and Pelican Bay’s open-air electric tram system. Eight tram stations are positioned along the raised conservation berm, with boardwalks continuing through the mangroves toward the Gulf. This arrangement is one of Pelican Bay’s defining features. Residents can enjoy private beach facilities without the entire residential community being constructed directly along the sand.
Beachfront Dining
Pelican Bay’s coastal amenities include several dining experiences reserved for members and their guests. At North Beach, Marker 36 provides full-service beachfront dining with indoor and outdoor seating overlooking the Gulf. At South Beach, the Sandbar offers a more casual beachside atmosphere, while The Nest provides drinks, snacks and views toward Clam Pass. The ability to travel by tram through the preserve, spend the day at the beach and dine beside the Gulf without leaving Pelican Bay is a major part of the community’s appeal.
Sailing, Kayaking and the Clam Bay Preserve
Pelican Bay contains more than 500 acres of protected estuary, mangroves and beach environment, including the Clam Bay ecosystem that separates much of the residential community from the Gulf shoreline. The Pelican Bay Foundation provides sea kayaks, canoes and sailboats for members’ use in the Gulf and Clam Bay. Kayaks are available at both North Beach and South Beach, creating opportunities to explore the coastal waterways and mangrove environment directly from the community. These natural areas also influence individual property views. A residence overlooking the preserve can provide a very different setting from one facing the golf course, lake or another building.
Fitness, Tennis and Pickleball
Pelican Bay’s amenities extend well beyond the beach. The Community Center includes more than 25,000 square feet devoted to fitness, wellness, social programs, educational activities, art and community events. The fitness facilities offer cardio, strength and core-training equipment, group exercise classes and access to personal training. Pelican Bay’s current community materials identify 26 hydro tennis courts and 20 outdoor pickleball courts across three locations, along with professional instruction, leagues, mixers and special events. For buyers who are not golfers, this broad combination of beach, racquet sports, watersports, fitness and dining is an important reason Pelican Bay remains distinct from a conventional Naples golf community.
The Pelican Bay Foundation
All property owners within Pelican Bay are members of the Pelican Bay Foundation, the community’s master homeowners association. The Foundation manages the beaches, trams, beachfront restaurants, common areas, recreation facilities, Community Center, member services and other communitywide operations. Individual properties may also belong to a separate condominium, villa or neighborhood association. Buyers therefore need to understand both levels of ownership:

Club Pelican Bay Golf
Golf within Pelican Bay requires another important distinction. Club Pelican Bay is a separate, private, member-owned golf club. Purchasing real estate in Pelican Bay does not automatically include golf membership. The club offers 27 holes of championship golf, arranged as the Club, Pelican and Bay nine-hole courses. The original Arthur Hills layout opened in 1980 and was renovated by Ron Forse in 2019. The property also includes a 50,000-square-foot clubhouse, dining, a spa and fitness center, golf shop and locker facilities. Buyers who consider golf essential should investigate current membership availability, initiation requirements, dues and waiting procedures directly with Club Pelican Bay before purchasing a property.
Bay Colony Within Pelican Bay
Bay Colony is a private, separately gated enclave within the greater Pelican Bay community. It includes beachfront and preserve-view condominiums, villas and estate homes, along with its own Beach Club and Tennis Club privileges. Bay Colony residents also benefit from the broader Pelican Bay amenities.

North Naples Location
Pelican Bay’s North Naples location places residents near many of the area’s most recognized destinations. Waterside Shops and Artis—Naples, home to the Naples Philharmonic and The Baker Museum, are located immediately nearby. The Marketplace at Pelican Bay provides groceries, banking, restaurants and everyday services, while Mercato, Vanderbilt Beach and numerous North Naples dining and shopping destinations are within convenient reach. Pelican Bay itself is not one completely gated community. Some individual neighborhoods and condominium properties have guarded or controlled entrances, while other portions are accessed directly from Pelican Bay Boulevard and surrounding roads. That distinction should be verified for the specific property rather than assumed from the Pelican Bay name alone.
