Barefoot Beach is one of Southwest Florida’s most distinctive coastal residential settings, combining Gulf-front homes, bayfront boating properties, condominiums, villas and cottages within a gated community stretching between the Gulf of Mexico and the back bays of northern Collier County. Although Barefoot Beach properties use a Bonita Springs, Florida 34134 mailing address and the community is commonly associated with Bonita Springs, there is an important local distinction: Barefoot Beach is actually located in unincorporated Collier County, outside the City of Bonita Springs. Its location immediately south of Bonita Beach places it between the Bonita Springs lifestyle to the north and North Naples to the south.
For buyers searching for Barefoot Beach real estate, Barefoot Beach homes for sale, Bonita Springs beachfront homes, Gulf-front homes near Naples, waterfront homes with boat docks or luxury coastal real estate in Southwest Florida, Barefoot Beach offers several very different ownership opportunities within one waterfront community.
Barefoot Beach Real Estate
One of the most important things to understand about Barefoot Beach is that it is not one uniform neighborhood or condominium association.
The larger Barefoot Beach community contains several distinct residential sections and associations, including:
Beach Gardens – Gulf-side single-family homes located along the residential streets extending toward the beach.
Bayfront Gardens – waterfront single-family homes positioned along the bay side of the community, where boating can become an important part of the property.
Southport on the Bay – a separately gated enclave of more than 100 custom homes offering bay or preserve settings and Gulf boating access. We cover Southport separately in our detailed Southport on the Bay real estate guide.
Barefoot Beach Club Condominiums – low-rise condominium residences located toward the southern portion of Barefoot Beach Boulevard.
The Villas at Barefoot Beach – attached villa residences near the entrance to the community.
The Cottages at Barefoot Beach – a small collection of residences near the southern end of Barefoot Beach Boulevard and The Club at Barefoot Beach.
That variety is a major part of Barefoot Beach’s appeal, but it also means buyers should understand exactly which association, amenities, beach rights, boating privileges and maintenance responsibilities apply to the specific property they are considering.
Gulf-Front Homes and the Beach Gardens
The Gulf side of Barefoot Beach includes some of the community’s most significant single-family residences. The Beach Gardens extend along streets running from Barefoot Beach Boulevard toward the Gulf, beginning with Anguilla Lane and continuing through streets such as Dominica, Euclid, Forester, Guadeloupe, Hispaniola, Jumento Cay, Kaula and St. Lucia. Homes here can range from established coastal residences to substantial newer construction, with architecture and elevation varying considerably from one property to another. For a Gulf-side buyer, the analysis should go well beyond square footage.
Important considerations include actual Gulf exposure, distance from the sand, elevation, construction quality, storm-resistance improvements, outdoor living, pool placement, view corridors and whether neighboring structures could influence the long-term view. Two homes located only a few lots apart can provide very different beach and Gulf experiences.
Bayfront Gardens and Waterfront Boating
Across Barefoot Beach Boulevard, the bay side creates an entirely different type of coastal property. Bayfront Gardens includes waterfront homes where private docks, boat lifts and navigable Gulf access can be major components of the real estate. Individual properties have been marketed with bridge-free routes to the Gulf, although dock configuration, water depth and boating access should always be confirmed for the specific residence rather than assumed from the neighborhood alone.
For serious boaters, we would investigate:, Dock and lift configuration, Permitted vessel size and lift capacity, Water depth at the dock and along the route, Bridge clearance, if any, Seawall condition, Distance and route to the Gulf, and Association and permitting requirements.
This is one of the reasons Barefoot Beach can appeal to very different waterfront buyers. One purchaser may prioritize walking onto the Gulf beach, while another may value stepping onto a boat behind the house and reaching open water.
Southport on the Bay
Southport on the Bay sits within the greater Barefoot Beach community but deserves to be understood as its own residential enclave. It contains more than 100 custom homes overlooking the bay, waterways or surrounding preserve areas. The Southport association specifically identifies Gulf access as one of the community’s defining features. Because we have created a separate Southport on the Bay at Barefoot Beach neighborhood guide, buyers interested primarily in boating homes, private docks and the Southport lifestyle can explore that community in greater depth there. Barefoot Beach Club Condos
This is where terminology becomes especially important.
Barefoot Beach Club is also the name used for the condominium community within Barefoot Beach. These low-rise residences provide a condominium alternative to the larger single-family homes elsewhere in the community, with available properties ranging from Gulf-oriented residences to units overlooking the surrounding bay and coastal environment. Current MLS-based searches continue to identify properties under the Barefoot Beach Club condominium subdivision. For condominium buyers, we would compare more than bedroom count and interior square footage. Building position, floor level, Gulf versus bay orientation, renovation quality, parking, storage, association financials, reserve funding, insurance, required building inspections and any planned capital projects can materially affect the ownership decision.
Barefoot Beach Club Condos vs. The Club at Barefoot Beach
This distinction causes plenty of confusion, even among people researching the community online.
Barefoot Beach Club condominiums are residential real estate.
The Club at Barefoot Beach is a separate, private, member-owned beach club located at 105 Shell Drive.
Buying property in Barefoot Beach does not automatically mean membership in The Club at Barefoot Beach is included. The private Club offers a full-service Gulf beach, pool, multiple dining outlets, racquet sports and a year-round calendar of activities. The Club lists a membership capacity of 425. Membership availability should always be verified independently before purchasing a property based on anticipated Club access. As of June 1, 2026, The Club states that it is temporarily not accepting new waitlist applications. That status can change, so buyers should confirm current membership conditions directly with the Club. This is an excellent example of why local knowledge matters here: the condo community and the private beach club sound almost identical, but they are not the same thing.
Dining at The Club at Barefoot Beach
For members, dining is a significant part of The Club at Barefoot Beach experience. The Club offers both casual and more formal dining environments along with beachside and poolside food-and-beverage service, allowing members to move from the beach or pool into dining without leaving the property. The Gulf setting makes sunset dining a natural part of the Club experience, and the dining spaces also explain why views like the one in our featured Barefoot Beach Club photograph are such an important part of understanding the community. Again, these are private Club amenities, not amenities automatically conveyed with every Barefoot Beach residence.
Barefoot Beach Preserve
At the southern end of Barefoot Beach lies another completely separate component of the area: Barefoot Beach Preserve. The preserve is a Collier County public preserve encompassing 342 acres of natural land and is recognized by the county as one of Southwest Florida’s remaining undeveloped barrier-island environments. The preserve includes approximately 8,200 feet of Gulf shoreline, dunes, coastal hammock, mangroves and tidal environments. This natural landscape creates a remarkable transition at the southern end of the residential community. Instead of another stretch of high-rise development, Barefoot Beach Boulevard ultimately reaches protected shoreline and habitat.

Boating from Barefoot Beach
Barefoot Beach is unusual because its lifestyle is not defined solely by the Gulf beach. On the eastern side of the community, waterways and bays create legitimate boating opportunities. Properties in areas such as Bayfront Gardens and Southport on the Bay may offer private docks, lifts and routes toward the Gulf. For someone trying to choose between a Gulf-front Barefoot Beach home and a bayfront Barefoot Beach boating home, the question becomes less about which is “better” and more about how the property will actually be used.
A Gulf-side residence may prioritize:

A bay-side property may prioritize:

Convenient Gulf boating
Some properties can provide elements of both, but buyers should never assume boating rights or dock availability simply because a home is located within Barefoot Beach.
Nearby Bonita Beach Dining and North Naples
Barefoot Beach feels secluded once inside the community, yet everyday dining and shopping are surprisingly accessible. Immediately north, Doc’s Beach House at 27908 Hickory Boulevard offers casual dining directly on Bonita Beach. Nearby Coconut Jack’s Waterfront Grille at 5370 Bonita Beach Road SW overlooks the Back Bay and is another established waterfront dining option close to the Barefoot Beach entrance. Bonita Springs lies to the north and east, while North Naples dining, shopping and destinations such as Mercato are easily accessible to the south. That location gives Barefoot Beach a compelling combination: a residential setting surrounded by beach, bay and preserve, without requiring owners to give up convenient access to the larger Naples and Bonita Springs areas.
Buying in Barefoot Beach
A Barefoot Beach purchase deserves particularly careful property-level due diligence because the community contains so many different forms of ownership.

For condominium and villa buyers, association condition and financial health deserve substantial attention.
For single-family buyers, elevation, structural improvements, windows and doors, roofing, seawalls, docks and mechanical systems can be particularly significant in evaluating two otherwise comparable coastal properties.
Selling a Barefoot Beach Home or Condo
Selling in Barefoot Beach requires more than marketing a property as “close to the beach.” The marketing strategy should identify exactly where the property fits within Barefoot Beach. For a Gulf-side home, that may mean emphasizing beach proximity, Gulf exposure, sunsets, architecture and outdoor living. For a bayfront home, the story may revolve around dockage, boating access, water depth, lift capacity, bay views and the route to the Gulf. For a Barefoot Beach condo, floor level, orientation, renovation, Gulf or bay views and association-specific amenities can strongly influence positioning. The goal should not simply be to sell “Barefoot Beach.” It should be to explain why that particular Barefoot Beach property is different from every other option inside the community.
