Perhaps even more interesting for sellers, Zillow reported that approximately 45.4% of Lake County sales closed above the asking price, while approximately **38.8% sold below asking.
Those numbers tell us something important:
There is still meaningful buyer demand in Lake County, but buyers are not treating every property the same.
Some homes are creating competition. Others are requiring negotiation. That distinction matters enormously when deciding whether to sell.
Are Lake County Ohio Home Prices Going Up or Down?
The latest major housing reports continue to show year-over-year price appreciation in Lake County, although the amount varies depending on the data source and methodology.
Redfin reported a Lake County median sale price of approximately $259,240 for the three months ending July 2026, up 1.7% compared with the same period one year earlier.
Homes sold in an average of approximately 23 days, compared with 28 days during the same period the previous year.
Realtor.com reported a countywide median listing price of approximately $300,000 and a median sold price of approximately $248,000 in its June 2026 Lake County market data.
No single statistic determines the value of an individual property.
Lake County includes an enormous range of real estate: starter homes, established neighborhoods, newer construction, acreage properties, lakefront homes, luxury residences, condominiums and homes with pools or substantial land. The countywide median is useful for understanding direction. It is not a substitute for analyzing your home.

If your home could potentially sell for $700,000 today, waiting only benefits you financially if the future increase in value exceeds the costs and risks of holding the property longer. Those costs might include taxes, insurance, utilities, maintenance, repairs, mortgage interest and the possibility that market conditions become less favorable. Waiting can absolutely be the correct decision. But it should be an intentional decision rather than an assumption that “spring is always better.”
Is Fall a Good Time to Sell a Home in Lake County Ohio?
Yes, fall can be a very good time to sell the right Lake County property. Spring typically brings increased real estate activity in Northeast Ohio, but it also tends to bring more competing listings.
