Spyglass Lane was 2026 under construction with more than 9,000 square feet of living area and a large waterfront homesite. Fort Charles Drive was a 2021 resale positioned on the wide waters of Smugglers’ Bay.

That distinction matters. Even at $25 million and above, Port Royal buyers are not purchasing a generic category called “waterfront luxury.” They are evaluating the total asset.

A $36 Million Spyglass Lane Sale Led September

The highest September transaction was 1207 Spyglass Lane, which closed for $36 million, matching its reported final list price. The MLS identifies the property as a 2026 under-construction custom estate with approximately 9,059 square feet of living area, five bedrooms plus a den, nine baths, three garage spaces and a private elevator. The homesite encompasses approximately .57 acre with bay and navigable waterfront exposure.

The residence was designed with extensive entertaining and amenity space, including formal dining, a wine bar, club room, dual studies, chef’s kitchen with prep kitchen, a 63-foot pool and spa, outdoor kitchen and fireplace, exercise room, lounge and substantial guest accommodations.

The MLS reported a sale price of approximately $3,973.95 per square foot. This transaction demonstrates that buyers remained willing to commit extraordinary capital to new or near-new waterfront product when location, architecture, construction and the overall offering supported the price.

Fort Charles Drive Closed at $26 Million

3525 Fort Charles Drive closed for $26 million against a $28 million final asking price after 62 reported Days on Market. The MLS describes the 2021 West Indies-inspired estate as offering approximately 7,751 square feet of living area, five bedrooms plus a den, eight baths, three garage spaces and dramatic Smugglers’ Bay views.

The property included substantial waterfront improvements, a fixed and floating dock system, lift, observation deck, pool and spa, waterside fire pit and significant indoor-outdoor entertaining space. The MLS also identified Port Royal Club membership eligibility as part of the property’s positioning.

Its reported sale price was approximately $3,354.41 per square foot. The $2 million difference between final asking price and closing price is meaningful. Even buyers committing $26 million to a Port Royal residence were still evaluating value and negotiating.

September Reinforces the Strength of Port Royal’s Upper End

There is a major difference between a market occasionally producing one exceptional sale and a market repeatedly supporting transactions at extraordinary price points. Port Royal has been doing the latter.

During June through August, nine transactions generated approximately $198.88 million in volume, with closed prices ranging from $10.95 million to $40.18 million. September then followed with two additional transactions at $26 million and $36 million.

That does not mean every Port Royal property belongs in the $25 million-plus category. It does demonstrate that a meaningful buyer pool continues to exist for exceptional Port Royal waterfront estates.

September alone generated approximately 31% of the dollar volume recorded during the preceding three-month summer period.

That statistic is impressive, but it should be interpreted carefully. The concentration resulted from two extremely high-value transactions. It does not mean transaction velocity increased by the same percentage or that every Port Royal property appreciated proportionately.

The Median Jumped, but That Does Not Mean Every Port Royal Home Increased in Value

September’s $31 million median was substantially above the $18.5 million median recorded during June through August. That difference is primarily explained by the properties that happened to close.

September contained only two sales, and both exceeded $25 million. Summer included nine transactions ranging from $10.95 million to $40.18 million.

This is one of the most important lessons in ultra-luxury market analysis. A rising median does not automatically mean that an individual residence appreciated by the same percentage. With low transaction volume, mix can move the median dramatically. A seller should therefore resist the temptation to apply September’s $31 million figure directly to a property without first identifying its true competitive set.

Waterfront Is Only the Beginning of the Valuation

Both September sales were waterfront, yet one closed at $26 million and the other at $36 million. That $10 million difference existed even though both properties were in Port Royal and both offered direct no-bridge Gulf access. 2026 port royal

The reason is that “waterfront” is not one category in Port Royal. Buyers may evaluate width of water, view corridor, lot depth, orientation, dock configuration, vessel capacity, turning room, distance to Naples Bay and Gordon Pass, seawall condition, privacy and the relationship between the residence and the waterfront itself.

The residence adds another layer: age, construction quality, design, finished living area, elevation, architecture, garage capacity, guest accommodations, outdoor living and how much work remains after closing. That is why property-level analysis is essential in Port Royal.

New Construction Continues to Command Exceptional Pricing

The $36 million Spyglass Lane transaction reinforces a pattern already visible in the Summer 2026 data. September added another 2026 under-construction property at $36 million.

New construction is clearly occupying a meaningful portion of Port Royal’s upper tier. But even here, sellers should avoid simplistic price-per-square-foot conclusions. Different lots, waterfront positions, architecture, finish levels, design teams, dockage and views can create enormous valuation differences among new homes.

The buyer is not purchasing square footage alone.

The more useful conclusion is not that Port Royal sellers suddenly have unlimited pricing power. The $26 million Fort Charles transaction still involved a $2 million negotiation from final list price. At this level of the market, a few percentage points can represent millions of dollars.

Market Time Remained Meaningful

September’s two transactions reported 62 and 140 Days on Market, producing a median of 101 days. Cumulative market time was 103 days for Fort Charles and 217 days for Spyglass, resulting in a median of 160 days.

The implication is important. Port Royal buyers are active, but ultra-luxury real estate is still a highly specialized market. A $25 million or $35 million home does not need to sell immediately to be successful.

There are simply fewer buyers capable of purchasing at this level, and those buyers typically have substantial alternatives locally, nationally and internationally. The marketing strategy must therefore create the strongest possible case for why the individual property deserves attention.

Cash Continued to Dominate

Both September transactions were reported as cash purchases. The $26 million Fort Charles Drive sale was cash, as was the $36 million Spyglass Lane transaction.

That is a meaningful characteristic of the Port Royal buyer pool, but cash should not be confused with price insensitivity. Fort Charles demonstrates that a financially capable buyer may still negotiate aggressively when evaluating value.

Financial capability and willingness to overpay are two very different things.

What September Means for Port Royal Sellers

September gives Port Royal homeowners strong evidence that serious capital continues to move through the neighborhood. Two transactions produced $62 million in volume. One buyer paid $36 million for an under-construction estate and another paid $26 million for a 2021 residence.

But the market remains highly discriminating. Construction age matters. Waterfront setting matters. Lot geometry matters. Dockage matters. Architecture matters. Renovation and replacement cost matter. Port Royal Club eligibility may matter. Current competition matters.

A seller should not begin with the highest recent sale and work backward. The better approach is to identify the handful of properties that a likely buyer would realistically compare with the home and then understand what caused those buyers to choose one property over another.

That is how Port Royal valuation becomes strategy rather than arithmetic.

Buyers should not assume that ultra-luxury sellers will automatically negotiate heavily simply because a property has accumulated market time. Spyglass Lane reported 140 Days on Market and still closed at its $36 million final asking price. Fort Charles, by contrast, sold $2 million below final list after 62 reported days.

The difference reinforces why every property needs to be evaluated individually. Market history, seller position, construction status, waterfront characteristics, competing inventory and replacement cost can all affect negotiating leverage.

For a buyer, the opportunity is not defined by how large the discount appears. It is defined by what the property is worth relative to the alternatives.
