What Sold, What Buyers Paid and What August Closings Reveal About the Mentor Real Estate Market

THE NUMBERS SHOW A COMPETITIVE MARKET.

Mentor recorded 68 residential closings during August 2026, representing approximately $21.27 million in closed residential volume.

But the more useful story is what happened behind those sales.

How quickly did homes sell? Were buyers paying asking price? Which price ranges were most active? And what happened at the upper end of the Mentor housing market?

Our August analysis separates single-family homes from condominiums because combining the two can distort the picture for buyers and sellers.

That last number is important.

More than 60% of August closings sold at or above the final list price shown in MLS.

For Mentor homeowners, that tells us something very different from simply looking at an average sale price:

Buyers are active, but the strongest response is going to properties they perceive as correctly priced and worth competing for.


What Did Single-Family Homes Sell for in Mentor, Ohio?

Mentor recorded 51 single-family home closings during August, totaling approximately $17.54 million in sales volume.

The median sale price was $330,000, while the average single-family sale price was approximately $343,874.

The median reported sale-to-list ratio was 100%.

Of those 51 home sales:

18 sold above final list price

12 sold at final list price

21 sold below final list price

That means 30 of 51 Mentor single-family homes, nearly 59%, closed at or above the asking price shown on the final MLS record.

That is meaningful buyer competition.


How Fast Are Homes Selling in Mentor?

For August single-family closings:

Median Days on Market: 16 days

Median Cumulative Days on Market: 17 days

Even more revealing:

17 of the 51 homes sold with 7 reported DOM or less.

25 of the 51 sold with 14 DOM or less.

So nearly half of August's single-family closings had been exposed to the market for two weeks or less based on reported DOM. That does not mean every Mentor home will sell quickly. It means that when price, condition, presentation and buyer expectations align, the market can respond very quickly.


What Price Ranges Were Buyers Purchasing in Mentor?

The largest concentration of closings occurred between $300,000 and $400,000, but buyers were active well above that range.

In fact, 11 single-family homes closed at $450,000 or higher during August.

That matters for owners of larger, renovated or more distinctive Mentor properties because the data shows that buyers were not confined to the middle of the market.

The month's highest single-family closing, 8200 Sheltered Cove, sold for $600,000 after only two reported DOM, $25,000 above its $575,000 final list price. The property offered more than 4,100 total finished square feet and a wooded Harbourtown Village setting.

The second-highest closing was a 2026-built home in Echo Hill Manor at $574,711, although that record was a builder/comp-purpose entry and its 179 DOM should therefore be interpreted differently from a conventional resale listing.

A 2018 home in Newell Creek closed at $550,000 after four DOM, while the next two highest closings finished at or essentially at the half-million-dollar mark.

What Do the Higher-End Sales Tell Us?

Mentor's upper end was active in August, but buyers were still distinguishing among properties.

The strongest sales included newer construction, substantial finished square footage, desirable communities, meaningful updates, first-floor living options and strong outdoor or property features.

That reinforces something important for sellers:

Higher-priced homes still have a market in Mentor, but they need to justify their position.

A larger home is not automatically worth more simply because it has more square footage.

Condition, renovation quality, location, lot, floor plan, architectural appeal and competing inventory all influence what a buyer is willing to pay.


Are Mentor Homes Selling Above Asking Price?

Many are.

Across all 68 August residential closings:

25 sold above final list price

16 sold at final list price

27 sold below final list price

So 41 of 68 sales closed at or above final list price.

For single-family homes specifically, the median sale-to-list ratio was 100%.

That is a strong indicator of price support, but sellers should interpret it correctly. It does not mean every home should be priced aggressively above recent comparable sales. Quite often, the homes that generate the strongest competition are the ones buyers immediately recognize as compelling relative to the alternatives.

For sellers, there is a major difference between:

Pricing to attract the market

and

Pricing above the market and hoping buyers eventually catch up.

August's results reinforce the importance of knowing that distinction before a property launches.


Some Mentor Homes Generated Significant Premiums

Several August transactions closed meaningfully above their final list prices.

For example:

7840 Hoover Court closed for $299,000 against a $270,000 final list price.

8289 Findley Drive closed for $303,000 against $275,000.

10109 Hoose Road closed for $365,250 against $339,900.

And the month's highest sale, 8200 Sheltered Cove, closed at $600,000 against $575,000.

These transactions do not mean sellers should simply add ten percent to their asking price. They demonstrate what can happen when the market sees enough value to compete.


What Happened in the Mentor Condo Market?

Mentor recorded 17 condominium closings during August, representing approximately $3.73 million in volume.

The median condo sale price was $190,000, while the average was approximately $219,485.

Median reported DOM was 36 days.

The median sale-to-list ratio was also 100%.

Of the 17 condo closings:

7 sold above final list price

4 sold at final list price

6 sold below final list price

So 11 of the 17 Mentor condominium sales closed at or above final list price.

The condo market, however, was extremely varied. It ranged from smaller units below $150,000 to substantially larger attached and freestanding residences exceeding $400,000.

The highest condo closing, 8329 Beaumont Drive in Newell Creek, sold for $439,900 after five reported DOM.

9605 Lismore Lane, a larger residence in Waterford Land Condo, closed for $437,500.

Worthington Lane closed $15,500 above its $267,500 final list price after only one DOM, while Cross Creek closed $13,000 above its final list price.


What Does August Tell Us About Mentor Home Values?

The median Mentor single-family closing was $330,000, but that number should only be used as market context. It does not tell an individual homeowner what their property is worth.

Within the same city, value can vary based on:

Neighborhood and location

Home size and usable finished space

Renovation quality

Lot size and privacy

Pools and outdoor living

First-floor primary suites

Garage capacity

Basement condition and finished space

Age of roof, HVAC and major systems

Architectural style

Current competing inventory

Buyer demand within the property's particular price range

That is especially important in Mentor, where August sales ranged from entry-level properties to homes approaching and exceeding $600,000. An automated estimate can see square footage and past sales.

It cannot always understand why one property deserves to compete differently from another.


What Is August Telling Mentor Sellers?

The August data gives sellers four particularly important signals.

Buyers are active. Mentor produced 68 residential closings in the month represented by this report. Well-positioned homes can move quickly. The median single-family DOM was only 16 days. Pricing support remains strong. Nearly 59% of single-family homes closed at or above their final list price. The market rewards differences. The right question is therefore not simply:

“What is the average home selling for in Mentor?”

The better question is:

“What are buyers paying for homes that actually compete with mine?”

That is the information a seller needs before choosing a list price.


What Does August Mean for Mentor Buyers?

Buyers should also pay attention to these numbers.

A market in which a significant percentage of properties close at or above asking price requires preparation. That does not mean every home will generate competition. Some August properties remained on the market for months. Others moved within days.

The difference can come down to price, condition, location, updates and how the property compares with the buyer's other choices.

Before making an offer, buyers should understand:

Recent truly comparable sales

Current competing listings

Property condition

Major system ages

Previous listing history

Comparable price per square foot

Lot and location differences

Whether the property would be difficult to replace

A property priced correctly may leave less negotiating room. A property with substantial market time may present a very different opportunity.

Mentor is not one price point and it is not one housing market.

The Mentor Headlands market behaves differently from larger homes in South Mentor. A renovated ranch may attract a different buyer from a traditional colonial. Newer construction and communities such as Newell Creek compete differently from older housing stock. A condominium with first-floor living and substantial square footage should not automatically be evaluated against every condo carrying a Mentor mailing address. And a distinctive home with acreage, a pool, extensive renovations or exceptional finished space requires more analysis than an automated price-per-square-foot calculation.

August showed us that buyers are still willing to act quickly and pay strongly when they recognize value.

For sellers, the opportunity is not simply to put a home on the market.

It is to enter the market correctly.

The packet contained 74 closed records; six carried a July 31, 2026 close date and were excluded from the August analysis. An example of those July 31 records appears at the beginning of the report.

The remaining analysis includes 68 transactions with closing dates from August 1 through August 31, 2026.

Single-family residences and condominiums were analyzed separately. DOM represents reported Days on Market and CDOM represents reported Cumulative Days on Market. Sale-to-list comparisons use the list price shown on the closed MLS record, which may not represent the property's original asking price.
