Marco Island Market Intelligence September 2026

  • Mark and Denise Zervos & The Luxury Home Experts
  • October 3, 2026

September delivered another active month for Marco Island real estate, with 68 residential closings representing approximately $92.66 million in closed volume. The transaction count was exactly the same as August, but the composition of those sales shifted in meaningful ways. September produced two single-family transactions above $7 million, more single-family closings below $1 million, a lower median sale price in both the home and condominium segments, and continued evidence that buyers are carefully evaluating value before committing.

As always, we separate single family homes from condominiums because combining the two can create a misleading picture of the Marco Island market. A Gulf-front luxury condominium, an inland pool home and a direct-access waterfront estate may all be located on Marco Island, but they are not competing for the same buyer. September included 28 single family home closings and 40 condominium sales. The median single-family sale price was $1,450,000, while the median condominium sale price was $599,500. Forty-two of the 68 transactions were reported as cash purchases, and 60 of the 68 properties closed below the final list price shown in the MLS records analyzed.

The broader message is clear: buyers continue to commit substantial capital to Marco Island, including at the very top of the luxury market, but they are also making distinctions. Price, condition, presentation, waterfront characteristics and competitive alternatives continue to influence what buyers are willing to pay.

Marco Island Single-Family Home Sales

Marco Island recorded 28 single-family closings in September, representing approximately $59.14 million in sales volume. The median sale price was $1,450,000, while the average sale price was approximately $2.11 million. That gap matters because two transactions above $7 million pulled the average substantially higher, demonstrating again why the median often gives a clearer picture of where the center of the market actually traded.

September’s largest concentration of single family activity remained below $2 million, even as the month produced two extraordinary closings above $7 million. That contrast is another example of why Marco Island cannot be described accurately with one average price. The market continues to operate in layers, and those layers matter enormously when determining how a specific property should be positioned.

The five highest-priced single-family closings in September were 490 Renard Court at $8.5 million, 598 Spinnaker Drive at $7.5 million, 826 Magnolia Court at $4.745 million, 1722 N Bahama Avenue at $3.175 million, and 1588 Heights Court at $3.15 million.

The $8.5 million sale at 490 Renard Court was the highest residential closing in the September dataset and had been offered at a final list price of $10 million. 598 Spinnaker Drive, identified as 2026 new construction, closed for $7.5 million after 179 reported days on market. 826 Magnolia Court, also identified as 2026 new construction, closed for $4.745 million after 592 reported days on market. 1722 N Bahama Avenue closed for $3.175 million after 26 reported days on market, while 1588 Heights Court closed for $3.15 million after 327 days.

All five of September’s highest-priced single-family transactions were identified as waterfront properties, reinforcing an important pattern at the upper end of the market. Luxury buyers remain willing to pay extraordinary prices for Marco Island real estate, but the properties reaching the top tend to offer characteristics that are difficult to duplicate. Water position, views, boating access, new construction, architecture, lot configuration, dockage, renovation and privacy all matter.

September also demonstrates that even exceptional luxury properties can have dramatically different marketing timelines. One of the month’s highest sales reported essentially no current-listing days on market, while another accumulated more than 500. Luxury does not automatically mean fast, and longer market time does not automatically mean a property lacks value. Positioning, pricing and finding the correct buyer remain critical.

Waterfront Still Commands a Premium

Of the 28 single-family homes sold during September, 15 were identified  as waterfront and 13 as non-waterfront. The median sale price among waterfront homes was approximately $2.03 million, compared with approximately $860,000 among non-waterfront homes.

That difference is substantial, but waterfront should never be treated as one broad category. Direct versus indirect Gulf access, bridges, boating time, canal width, water depth, exposure, intersecting views, tip-lot position, seawall condition, dock configuration, lift capacity and frontage can all materially affect value. Two homes may both technically be described as waterfront while competing in entirely different markets.

Buyers Are Still Negotiating

September continued to show negotiation across the market. Of the 68 residential closings analyzed, 60 sold below the final list price shown on the closed MLS record. For single-family homes, the median transaction closed at approximately 94.2% of the final list price, and 25 of the 28 single-family transactions sold below that figure.

That does not mean buyers are unwilling to pay for quality. September’s $8.5 million, $7.5 million and $4.745 million closings clearly demonstrate otherwise. It means buyers are evaluating value carefully. Condition, presentation, price, location, waterfront characteristics and competing inventory all influence the final number.

It is also important to remember that this analysis compares sold price with the final list price shown on the closed MLS report, which may differ from a property’s original asking price. That distinction can be significant.

Days on Market Remain Property-Specific

For September’s single-family closings, median reported Days on Market was approximately 45 days, while median Cumulative Days on Market was approximately 100 days where reported. That was remarkably similar to August’s 44-day single-family median DOM.

The message for sellers remains consistent. A home can sell relatively quickly once it reaches the right combination of price, presentation and positioning, while its cumulative listing history may tell a much longer story. The initial launch matters, and the market’s first impression of a property can be difficult to recreate.

Marco Island Condominium Market

Condominiums again represented the larger share of September transaction count, with 40 closings totaling approximately $33.53 million. The median Marco Island condominium sale price was $599,500, while the average sale price was approximately $838,000.

The condominium market was even more concentrated below $1 million, reinforcing why island-wide averages can be misleading when evaluating an individual building or residence. A smaller inland condominium, a Gulf-front residence, a Hideaway Beach property and a luxury Cape Marco residence may all fall under the broad heading of “Marco Island condos,” but they are not competing for the same buyer.

Veracruz #1905 at Cape Marco led September’s condominium market at $4.3 million after 55 reported days on market. Royal Marco Point #831 closed for $2.5 million after 44 days, while Tampico #1206 closed for $2.1 million after only one reported day on market. Somerset #202 closed for $1.75 million, and Monterrey at Cape Marco #507 closed for $1.35 million.

September condominium closings reported a median DOM of approximately 68 days and a median CDOM of approximately 121 days. That was shorter than the August dataset, which reported approximately 85 median DOM and 208 median CDOM for condominiums. One month does not establish a trend, and the mix of properties sold can change these statistics substantially, but it is worth watching.

For condo owners, the competitive analysis should begin within the property’s true segment and often within the building itself. Floor, view, exposure, renovation, furnishings, parking, storage, reserves, assessments, amenities, rental policies, pet restrictions and storm protection can matter far more than an island-wide median.

Cash Buyers Remain a Major Force

Forty-two of September’s 68 residential transactions were reported as cash purchases, approximately 62% of the month’s closings. Nineteen of the 28 single-family homes and 23 of the 40 condominiums were purchased with cash. Interestingly, that is the same number of cash transactions recorded in our August analysis.

Cash remains a major part of the Marco Island market, but sellers should still evaluate the entire contract rather than focusing on financing alone. Price, inspection terms, appraisal exposure, deposits, contingencies, closing date and the likelihood of actually reaching closing all matter.

The Marco Island Luxury Market Is Still Active

September included 12 residential sales at $2 million or above, six at $3 million or above, four at $4 million or above, and two above $5 million. Although the number of $2 million-plus transactions was lower than August, September still produced more than $16 million in sales from its top two residential transactions alone.

That is meaningful luxury-market activity, and it reinforces something we continue to see: luxury buyers are not simply buying price. They are buying distinction. Properties that give buyers a compelling reason to choose them through location, water, views, boating, architecture, new construction, renovation, lot quality or rarity can separate themselves from ordinary inventory.

Luxury isn’t a price point. It is a presentation and a strategy.

September Compared With August

September and August each recorded 68 residential closings, but September closed approximately $92.66 million in residential volume compared with approximately $96.57 million in August. The single-family median moved from $1,587,500 in August to $1,450,000 in September, while the condominium median moved from $662,500 to $599,500.

The lower September medians should not be interpreted automatically as a decline in individual property values. Monthly medians are heavily influenced by the mix of properties that close, and September recorded 10 single-family sales below $1 million compared with five during August. That alone naturally shifted the midpoint of the dataset lower. At the same time, September still produced $8.5 million and $7.5 million single-family closings.

This is precisely why monthly statistics need interpretation rather than repetition.

What September Means for Marco Island Sellers

September reinforces several important lessons. Buyers are present. More than $92 million in residential real estate closed during the month represented in this analysis. Buyers are also negotiating. Most September properties closed below the final list price shown in MLS. Waterfront continues to command substantial value, but the specifics of the waterfront matter. Luxury is active, but high-end buyers remain selective.

Most importantly, the market is increasingly property specific. A seller should not price a direct-access waterfront residence using every waterfront sale on Marco Island. A Gulf-front luxury condominium should not be evaluated against every condo. An inland pool home should be compared with the properties a buyer would realistically consider instead.

The more useful question is not simply, “What did homes sell for on Marco Island?” It is, “What are buyers paying for properties that truly compete with mine?” That is where meaningful pricing analysis begins.

What September Means for Marco Island Buyers

September confirms that buyers continue to have choices and negotiating opportunities, but it also shows why waiting for every seller to make a dramatic reduction can be a mistake. Some properties still move quickly. Tampico #1206 closed after only one reported day on market, and several significant single-family properties found buyers within relatively short marketing periods.

When a property offers characteristics that are genuinely difficult to duplicate, buyers should consider more than the percentage discount from asking price. Value can also be found in location, waterfront position, construction quality, renovation, view, lot configuration and long-term scarcity. The strongest opportunity is not necessarily the property with the largest price reduction. Sometimes it is the property you would have the hardest time replacing.

The Luxury Home Experts’ Take

Marco Island is not one market. September may be one of the clearest examples yet. A condominium at Coquina Gardens closed for $170,000, while 490 Renard Court closed for $8.5 million during the same month. The Coquina Gardens residence at 1047 Hartley Avenue #109 was a one-bedroom condominium that sold for $170,000.

Within that enormous range are dozens of smaller markets: waterfront versus inland, direct access versus indirect access, new construction versus older homes, Gulf-front versus interior condominium, Cape Marco versus other condominium communities, renovated versus original condition, wide-water views versus standard canal positions, and luxury estate versus seasonal retreat.

Those differences are why broad statistics should provide context, not dictate value. September tells us buyers are still buying. They are still paying extraordinary prices when they believe the property warrants it. But they are also negotiating, comparing and making distinctions.

For Marco Island sellers, the opportunity is not simply to put a property on the market. It is to position it correctly before the buyer ever sees it.
